Cardinal Realty LLC also hosts monthly training sessions, open to all agents, to support continuous learning and professional growth.

Unlike franchise-based brokerages, we don’t charge franchise fees, desk fees, or extra charges for office supplies such as printing or copying. This allows you to keep more of your hard-earned commissions and provides resources to invest in your business and a stronger focus on what matters most—building relationships and closing deals.

We believe in rewarding your hard work and success. Once you’ve reached the $15,000 broker split cap, you’ll enjoy 100% of your commission for the rest of the year—no additional splits, just one consistent and predictable transaction fee.

Our Story

Nicole Annis began her real estate career in 2003 by working as an assistant to a Top Producing agent and later became a licensed REALTOR® in 2005. Nicole's background as both a paralegal and a real estate agent provided the essential foundation for the creation of Cardinal Realty LLC. After gaining invaluable expertise and skills at various real estate brokerages, Nicole Annis decided it was time to carve out her own path. Armed with her Broker’s license, a bold vision, and strong encouragement from her family, in 2019 Nicole proudly co-founded Cardinal Realty LLC with her husband, Chris Annis—a 100% Medically Retired USMC Veteran. Nicole carefully crafted her company by blending the best qualities of the firms she had worked with, resulting in a business that perfectly mirrored her expertise, values, and innovative approach to real estate. As the owner of her own business, Nicole was no longer restricted by franchise or corporate rules, giving her the freedom to develop Cardinal's unique programs and make a meaningful impact in the community.

In 2020, fate introduced Nicole to Lindsay Thorson, a driven Fox Valley native with a passion for real estate. Lindsay quickly became a key member of Cardinal Realty LLC, dedicating herself to growing her business and uncovering her true calling in the industry. By 2022, Lindsay earned her Broker’s license and stepped into the crucial role of Compliance Broker, further solidifying her place at Cardinal and her commitment to its success.

Through years of working side by side—navigating transactions, mentoring agents, and even traveling the country together—Nicole and Lindsay developed a deep mutual respect and friendship. Their shared vision for Cardinal Realty LLC and complementary strengths made them a natural team. In time, their bond evolved beyond colleagues into true business partners.

In a defining moment, they made it official—Nicole and Lindsay became co-owners of Cardinal Realty LLC, ready to lead their company into the future with passion, innovation, and an unwavering commitment to their clients and agents.
